Learn the exact red flags that separate a fake Google Business Profile from a real one, before you waste time reporting the wrong listing.
Most local businesses treat every listing above them on Google Maps as legitimate competition, worth beating with better reviews and a stronger profile. That assumption is wrong more often than you'd think. Some of the listings crowding out real businesses aren't businesses at all, and the checklist for spotting them isn't the same as the checklist for reporting them once you find one.
For more on this, see our guide to negative SEO attacks, which covers how to spot and respond to negative SEO aimed at your business.
A listing with zero or near-zero reviews after being active for six months or more is worth a closer look, though it isn't automatic proof of anything. Real businesses sometimes genuinely neglect review requests, especially in categories like B2B services where review culture is weaker.
What separates a slow-starting real business from a fake one is what surrounds the review count. A fake listing with no reviews also tends to have no photos beyond a stock logo, no posts, and no Q&A activity, because nobody's actually running day-to-day operations behind it.
I audited a "commercial cleaning" listing in Columbus, OH that had been live for over a year with a single 5-star review, posted by an account with no other review history anywhere. Combined with a suite number that didn't match the building directory, that was enough to confirm it wasn't a real operating business.
Action Step: Check the reviewer's own profile on any 5-star review from a thin-review listing. A reviewer with only one review ever, posted for a business that has almost nothing else going on, is a pattern worth flagging.
We explain how to dispute a fake competitor listing in a dedicated guide.
A business claiming to be a storefront, like a retail shop, restaurant, or medical office, at an address that's actually a UPS Store, a co-working space, or a residential building is one of the clearest fake-listing signals. Storefront categories require a real physical location customers can walk into.
This is different from a legitimate service-area business, like a plumber or electrician, that lists an address for verification purposes but doesn't serve walk-in customers. Google allows that distinction. The problem is a business claiming in-person service at an address that clearly isn't set up for it.
I've seen this exact pattern with a "law office" in Chicago sitting at a UPS Store address two blocks from a real, verified firm, almost certainly a lead-gen operation riding on category competition rather than practicing law from that suite. It's the same kind of address mismatch that shows up whenever NAP consistency breaks down across a business's online presence.
💡 Pro Tip: Cross-reference the listed suite number against the building's public directory if it's an office building. Property management sites and building directories are usually searchable, and a mismatch is a strong signal.
A wall of five-star reviews using nearly identical, generic language, like "great service, highly recommend," without a single specific detail about the business is a red flag Google's own systems increasingly catch, but not always fast enough. Real customer reviews usually mention a staff member's name, a specific product, a wait time, or some detail unique to that visit.
This isn't the same red flag as review-gating or a fake-review wave hitting a real business, which is its own distinct problem. This is about a listing whose entire review history reads like it was generated in bulk rather than left by actual customers who walked through the door.
Look for these specific tells:
⚠️ Common Mistake: Assuming a high star rating always means a real, thriving business. Rating alone tells you almost nothing without looking at the reviews behind it.
A single company operating several nearly identical Google Business Profiles across a metro area, often sharing the same phone number or website, is one of the more common patterns behind fake and manipulative listings. Legitimate multi-location businesses have real addresses for each location. Fake duplicates exist purely to occupy more Local Pack real estate.
I found this exact issue with an HVAC company in Tampa that had four active listings, and only one of them was actually claimed and legitimate. The other three were pulling ranking signals away from the real listing without the owner even knowing they existed. Once we walked through the process for merging duplicate Google Business Profiles, the real listing jumped from position 6 to position 2 in three weeks.
To check for this yourself:
🔥 Quick Win: Searching a phone number instead of a business name on Google Maps surfaces duplicate listings far more reliably than a name search, since fake duplicates often use slightly altered names specifically to avoid detection.
The single fastest way to confirm whether a business is real is checking its address on Google Street View, because a fabricated listing almost never survives a visual check. Drop into Street View at the exact address and look for a matching business sign, storefront, or any visual evidence the listing matches reality.
This works especially well combined with the Live View feature in Google Maps on mobile, which overlays real-time AR directions onto the camera view and makes it obvious when an address is a parking lot, an empty building, or someone's house rather than a business.
I don't know of a faster single check that catches as many fake listings as a five-minute Street View pass. It won't catch every case, since some fake listings sit at legitimately commercial addresses they simply don't operate from, but it eliminates a large share of them immediately.
Action Step: Before assuming any listing is fake, drop a Street View pin on the exact address. If there's no signage, no storefront, or a completely unrelated business there, you likely have your answer.
A business that doesn't appear in the state's business registry or local licensing database, for an industry that requires licensing, is a strong signal something's off. Most states, including Texas, Ohio, and Illinois, maintain searchable public databases for registered businesses, contractor licenses, and professional certifications.
This matters most for regulated categories like electricians, HVAC contractors, real estate agents, and healthcare providers, where operating without a license isn't just a red flag for a fake listing, it's often illegal outright. A "roofing contractor" with no matching entry in the state contractor license database is worth serious scrutiny.
📊 Flento Data: Across GBP audits Flento's system has run for regulated home-service categories, listings that failed a basic state license lookup were more than twice as likely to also show duplicate-listing or address-mismatch patterns.
I know this feels like extra work when a Street View check alone often confirms your suspicion. But for licensed trades specifically, the registry check catches operators who've found a legitimately vacant commercial address and simply don't hold the license they're claiming to.
Done? Once you've flagged a real fake, the next move is reporting it correctly, not just noting it and moving on.
Q: Is a low review count always a sign a Google Business Profile is fake? A: No. Plenty of legitimate businesses, especially newer ones or those in B2B categories, have very few reviews. It becomes a stronger signal only when combined with other red flags like a mismatched address or generic review content.
Q: Can a real business share an address with other businesses, like in a shared office building? A: Yes, this is common and not automatically suspicious. The concern is specifically when a storefront-category business (retail, restaurant, medical office) lists an address that's clearly a mailbox service, co-working space, or residential building with no matching commercial presence.
Q: How reliable is Google Street View for verifying a business address? A: It's one of the most reliable free checks available, though Street View images can be outdated by a year or more in some areas. Combine it with Google's Live View feature on mobile for a more current, real-time check when possible.
Q: What's the fastest way to check for duplicate listings? A: Search the exact phone number on Google Maps rather than the business name. Duplicate listings often use slightly altered names specifically to make name-based searches less likely to catch them.
Q: Do fake listings always have bad reviews? A: Not necessarily. Some fake listings have suspiciously good reviews posted in bulk by low-activity accounts, which is its own red flag distinct from having no reviews at all.
Q: Should I assume a listing is fake just because it's outranking my real business? A: No. Ranking above you isn't evidence of anything on its own. Confirm at least two or three of the red flags in this guide before concluding a listing isn't legitimate.
Q: Does Google verify addresses before approving a new Google Business Profile? A: Google runs some automated checks, and requires verification through methods like postcard, phone, or video, covered in more detail in this breakdown of Google Business Profile verification methods, but verification isn't the same as confirming a business is genuinely operating as described. Plenty of fake listings pass initial verification.
Every red flag in this guide can be checked manually, but checking it across every competitor above you, every month, isn't realistic without some kind of system doing the work in the background. That's exactly the gap that let the Tampa HVAC company's four listings go unnoticed for as long as they did.
Flento's Google Business Profile Optimizer tracks the health signals that separate a real, active listing from a hollow one, things like photo freshness, review patterns, and profile completeness, and flags anomalies across your competitive set automatically instead of requiring a manual Street View pass on every listing.
For multi-location businesses trying to keep tabs on their own market across several cities, that same monitoring runs continuously instead of depending on someone remembering to check. Get started free → and see what it flags in your market.
There's usually one listing sitting near the top of your local results that's made you pause at some point, the one with barely any reviews, the one at an address that never quite made sense when you drove past it. That's the one worth actually checking today, not the fifth or sixth listing down the page.
Run it through the checklist above. Whatever you find, at least you'll know instead of wondering.
