Zillow vs Realtor.com reviews for agents: how each works, which to prioritize, when to ask, and how to handle bad reviews without hurting your reputation.

A buyer choosing between two agents in the same brokerage will read your Zillow reviews before they ever find your website. That is not a criticism of your website. It is just where the traffic is, and it is why an agent with 40 Zillow reviews gets the call over an equally good agent with four.
Real estate is one of the only local industries where a third-party platform genuinely rivals Google for purchase decisions. Zillow and Realtor.com both carry agent profiles, both rank in search for agent names, and both are read by people who are minutes away from choosing someone.
This guide covers how reviews work on both platforms, how they differ from Google, and how to run all three without tripling your workload. If you have not built the Google side yet, start with Google reviews for real estate agents.

The same principles carry over to specific trades, and local SEO for title & escrow companies shows what they look like in one niche.
Zillow reviews influence agent selection more than reviews in almost any other industry, because buyers and sellers are already on Zillow looking at homes when they start thinking about agents.
The behavior is specific. Someone browses listings for weeks, then decides they need representation, and they choose from the profiles attached to the platform they are already using. Your review count is the first filter.
There is a second effect. Zillow agent profiles rank in Google for "[your name] realtor" searches, which means your Zillow reviews are often visible even to people who found you elsewhere. A referral who Googles you before calling will see that profile.
What this means practically:
🛠️ Action Step: Google your own name plus "realtor" in an incognito window. Whatever appears in the top five results is what a referral sees before they call you. That is your real reputation surface.
If you want to go deeper, our article on local SEO tools for real estate agents walks through the tools that help agents rank in the neighborhoods they serve.
Zillow reviews come from clients you invite, are tied to a specific transaction, and can be left by buyers, sellers or people you simply advised, which makes the eligible pool much larger than most agents assume.
Reviewers rate you on several dimensions including local knowledge, process expertise, responsiveness and negotiation skill, then leave written feedback. That structure is useful: a client who cannot write much still produces a useful rating.
Mechanics worth knowing:
That fourth point matters most and is the one agents overlook. Every closed transaction from previous years is a reviewer you have never asked.
💡 Pro Tip: Before running any new campaign, work backwards through your last three years of closings. An agent in Charlotte, NC went from 6 reviews to 31 in two months purely by asking past clients nobody had ever asked.

Realtor.com reviews reach a smaller but often more serious audience, and the profile is worth maintaining even if you never actively build reviews there.
Realtor.com pulls listing data directly from the MLS, which gives its agent profiles a credibility that matters to some consumers. Traffic is lower than Zillow, but visitors tend to be further along.
Practical differences:
The realistic strategy is to keep Realtor.com accurate and claim a modest number of reviews rather than running a full campaign. Ten genuine reviews there will put you ahead of most local competitors.
⚠️ Common Mistake: Leaving your Realtor.com profile unclaimed with stale listing data and no photo. It ranks for your name regardless, so an abandoned profile is actively working against you.
Prioritize Google for discovery, Zillow for selection, and Realtor.com for completeness, in that order for most agents.
Google is where someone searching "real estate agent near me" finds you at all, and it feeds the Local Pack. Zillow is where someone already shopping decides between you and a competitor. Realtor.com is where a smaller, later-stage audience verifies you.
A workable split for a solo agent:
Asking for two reviews at once feels efficient and performs badly. One clear request converts far better than a menu.
📊 Flento Data: Across US local profiles, the single biggest predictor of review volume is not the ask itself but whether a direct link was included. Verbal-only requests convert close to zero regardless of platform.
Zillow agent reviews are the bigger lever for most agents, and Realtor.com is the smaller, later-stage profile worth keeping accurate. Here's how the two compare on the points agents ask about most.
| Factor | Zillow | Realtor.com |
|---|---|---|
| Audience | Larger, earlier in the search | Smaller, often further along |
| Where reviews live | On your agent profile; they follow you between brokerages | On your agent profile |
| Review structure | Star ratings across categories plus written feedback | Ratings and recommendations, sometimes from other agents |
| Ranks in Google for your name | Yes | Yes |
| Effort needed | Ongoing; ask after every closing | Modest; a handful of reviews from your best clients |
| Best use | Winning the choice between you and a competitor | Verifying you and keeping listing data accurate |
Is Zillow or Realtor.com better for leads? Both sell paid lead products, and that's a different decision from earning reviews. Reviews on both platforms are free to build, and they influence whichever leads reach you, paid or organic. Build the reviews first, then decide whether paid leads make sense.
Realtor reviews on Zillow: what to remember. A Zillow realtor review is tied to your profile, not your brokerage, so the reviews you earn are yours to keep if you move. That makes them one of the most portable reputation assets an agent has.
The best moment to ask a real estate client for a review is within 48 hours of closing, while relief and gratitude are at their peak and before life moves on.
Real estate has an unusually sharp emotional arc. Months of stress end in one appointment. That window closes fast, and an agent asking three weeks later is asking someone who has already moved on to unpacking.
A sequence that works:
Never write the review for them or suggest wording. Beyond being against platform policy, agent-written reviews read identically and buyers notice.
🔥 Quick Win: Add the review link to your closing-day text template today. Most agents already send a congratulations message and simply do not include the link.
Respond to a negative real estate review by acknowledging the frustration, avoiding all transaction specifics, and moving the conversation offline, because everything you write is read by future clients rather than by the reviewer.
Real estate complaints tend to involve deals that fell through, inspection surprises, or expectations about price. They are emotional, and the temptation to correct the record is strong.
Resist it. Explaining that the seller rejected the offer or that the client ignored your pricing advice reads as blame-shifting no matter how accurate it is.
A response that works:
"I'm sorry the experience didn't meet your expectations. Buying a home is stressful and I take feedback seriously. I'd welcome the chance to talk it through directly if you're open to it."
Short, calm, no details. Future clients read that as professionalism. Full templates are in how to respond to negative reviews.
Never disclose anything about the transaction, the price, the other party or the client's finances. Beyond looking bad, it risks a fair housing or privacy problem.
Flento handles the Google side automatically and shows you whether your review work is translating into local visibility, which is the part that is invisible from any single platform.
Google Review Management Software sends the closing-day request on time, every time, without gating or incentives. That consistency is what separates agents with 40 reviews from agents with four.
Google Business Profile Optimizer keeps the profile that feeds your discovery traffic healthy, which is the piece Zillow cannot do for you.
Local Keyword Rank Tracker shows where you appear across the neighbourhoods you farm, so you can see which areas know your name and which do not. The broader playbook is in local SEO for real estate agents.

Q: Do Zillow reviews help a real estate agent rank on Google? A: Not directly. Zillow reviews do not feed Google's Local Pack. They help indirectly because your Zillow profile ranks for your name, so those reviews are visible to people who search for you. Google reviews are what affect your Maps ranking.
Q: Can a US agent ask past clients from years ago for a Zillow review? A: Yes. Zillow allows reviews from past clients regardless of when the transaction closed, and this is the fastest way for an established agent to build volume. Acknowledge the gap honestly in your message.
Q: Do Zillow reviews transfer if I change brokerages? A: Yes. Zillow reviews attach to your personal agent profile and follow you. This is a meaningful advantage over reviews left on a brokerage's Google listing, which stay with the brokerage.
Q: Should agents ask for Google and Zillow reviews at the same time? A: No. Splitting a single request across two platforms reduces completion on both. Ask for one, wait about a week, then ask for the other.
Q: How many reviews does a real estate agent need to be competitive? A: There is no fixed threshold, but in most US markets 20 or more recent Zillow reviews puts you well ahead of the average agent. Recency matters as much as count, since a profile whose newest review is two years old reads as inactive.
Q: How do I get more Zillow agent reviews? A: Request them through your Zillow agent dashboard, start with your last three years of closings, and ask one platform at a time. A short, personal message with the direct link converts far better than a mass email.
Q: Can I delete a bad Zillow review? A: Not directly. You can respond publicly and, if a review violates Zillow's guidelines, report it for review. Otherwise the best response is a calm reply and a steady flow of new reviews.
Q: What is the difference between Zillow and Realtor.com reviews? A: Zillow has the larger audience and is where most agent selection happens. Realtor.com has a smaller, later-stage audience and works best as a verification profile. Both rank in Google for your name.
Q: What should I do about a negative review from a deal that fell through? A: Respond briefly, acknowledge the frustration, share no transaction details, and offer to talk offline. Never explain what the other party did. Future clients are your audience, and they read defensiveness as a warning sign.
Most agents treat reviews as something that happens to them rather than something they run. The ones with 40 reviews are rarely better agents. They just asked, with a link, at the right moment, every single time.
You already have the list. Every closing from the last three years is someone who has never been asked, and on Zillow they are all still eligible.
Start there this week, then build the habit for every closing going forward. Try Flento free to keep the Google side running without you thinking about it.
