37.5% of short-term rental operators generated more direct bookings in 2026 than the year before. That shift is not random. It's the result of hosts building Google visibility outside the platforms they've relied on, and it's the single fastest way to keep the 3% to 5% host service fee (plus guest fees on top) that Airbnb and VRBO take out of every booking. At $2,000 a booking and 50 bookings a year, that's $3,000 to $5,000 annually you keep instead of hand over.
This guide covers how to build that visibility: your direct booking website, your Google Business Profile, the keywords travelers actually type before they ever open a booking app, and the review and content system that keeps a steady flow of direct inquiries coming in.
💡 Pro Tip: Direct bookings aren't just cheaper, they tend to be better bookings. Industry data shows direct-booked stays run 45.2% longer on average than OTA bookings, guests who found you directly are often planning a bigger trip, not comparison shopping across five listings.

Local SEO for vacation rentals starts here. Without your own website, there is no organic or local search result for you to rank in, an Airbnb listing page belongs to Airbnb, not to you.
The site doesn't need to be elaborate. A clean, fast single-property or small-portfolio site with a working booking engine is enough to start.
What the site needs: your property name and location prominent in the title tag and H1, at minimum 20 photos (50 or more is better), a complete amenity list, a live pricing and availability calendar, direct booking functionality through a tool like Lodgify, Hostfully, or Hostaway, a guest reviews section, and clear contact information.
Your domain name is part of your SEO, not just your branding. A property-plus-location domain like BlueLakesCabinAsheville.com creates both a memorable brand and a keyword signal Google can use, something a generic domain never will.
🛠️ Action Step: If you're currently sending every inquiry to an Airbnb link in your Instagram bio, that's the first thing to fix. Get a booking-engine website live this week, even a simple one, before doing anything else on this list.
We break down how hotels can combine Hotel Ads with local SEO in our guide to Google Hotel Ads.
Travelers rarely search "vacation rental." They search with a property type, a destination, and often an amenity or occasion attached, and each of those variants is a distinct opportunity.
Destination-specific searches follow a "[property type] in [destination]" pattern: cabin in Asheville, beach house in Destin, cottage in the Finger Lakes, vacation rental near Zion National Park.
Amenity-specific searches add a feature to the destination pattern: vacation rental with hot tub in Gatlinburg, cabin with lake access in Wisconsin Dells, dog-friendly cabin near Asheville.
Occasion-specific searches target a trip type: vacation rental for large groups in the Smokies, bachelorette party rental Nashville, family vacation rental Outer Banks.
Build these variants into your website's page titles, headers, and body copy naturally, one property type and destination combination per page rather than trying to rank one page for all of them at once.
📊 Flento Data: Properties that build a dedicated page per amenity-destination combination (hot tub cabin, pet-friendly cabin, lakefront cabin, all in the same market) see meaningfully broader keyword coverage than properties running a single generic homepage, since each page can target its own specific search pattern.

Google allows vacation rental properties to run a Google Business Profile listing, and it's an opportunity most individual hosts never touch.
Category: Use "Vacation home rental," "Cottage," or "Cabin," whichever most accurately matches your property type.
Business name: Use the property's brand name, "Blue Lakes Cabin" or "The Pinecone Retreat," never your personal name.
Description: Describe the property and the experience specifically. "Blue Lakes Cabin is a 3-bedroom lakefront cabin in Asheville, NC with a private dock, hot tub, fire pit, and mountain views. Sleeps 8. Pet-friendly. Direct booking available at bluelakescabin.com."
Photos: Add 20 or more of your strongest images, interior, exterior, views, amenities, and at least one set per season if your property books year-round.
Website link: Point this at your direct booking site, not your Airbnb or VRBO listing page.
⚠️ Common Mistake: Leaving the GBP website field pointed at a platform listing. Every click from that field is a click Google sent you for free, and routing it back to a platform that charges you a fee defeats the entire point of building the profile.
Travelers researching a rental check reviews in more than one place, and each platform feeds a different part of your visibility.
Google Business Profile reviews carry the most weight for local search rankings specifically. Airbnb and VRBO reviews build the on-platform social proof that converts browsers who are still comparing listings. TripAdvisor matters disproportionately in destinations where travelers lean on it heavily. Facebook reviews catch travelers who research through a business page instead of a search engine.
Collecting Google reviews from past guests: send a thank-you message after checkout, through your own channel if you have guest contact info, or within the platform before its review window closes, and include a direct link to your GBP review form.
📊 Flento Data: Vacation rental properties with 25 or more Google reviews attract 3.1 times more direct booking inquiries per month than comparable properties with fewer than 8 Google reviews. Review count is doing real work here, not just building trust in the abstract.
🔥 Quick Win: Automate the post-checkout review request instead of relying on remembering to send it manually. A consistent request sent within a day or two of checkout, while the trip is still fresh, converts far better than one sent weeks later or not at all.
Travelers researching a trip search for the destination before they search for a place to stay. Destination content puts your website in front of that earlier-stage search, and your property gets discovered in context rather than cold.
Strong destination content includes things like "10 Things to Do Near Blue Lakes Cabin This Fall," "The Complete Guide to Asheville for First-Time Visitors," "Best Hiking Trails Within 30 Minutes of Our Cabin," "Where to Eat in Asheville: A Local's Guide," and "What to Pack for a Mountain Vacation Rental Trip."
When a traveler finds a genuinely useful destination guide through Google, they discover your property alongside it, and the direct booking option is right there instead of buried behind a platform search.
Recurring local events create recurring, predictable search demand, and a dedicated page built once keeps working every year the event happens again.
Build pages around patterns like "where to stay for [annual festival] in [city]," "vacation rental near [venue] during [event]," and "cabin rental [destination] for [holiday weekend]." If your market has a ski season, a lake season, a marathon, or a major annual festival, a page targeting that specific window compounds year after year with almost no added maintenance.
Backlinks from destination-relevant websites raise your site's authority and support your Google rankings directly.
Local tourism board websites often maintain vacation rental directories, submit your property to the ones covering your destination. Local event websites sometimes list recommended nearby accommodations. Local restaurants, guide services, and attraction operators may link to you if you cross-promote with them. Local bloggers and travel writers covering your destination are worth reaching out to directly, a single relevant local link often outperforms a dozen generic directory submissions.
Everything above works together, not in isolation, which is why we frame it as a loop rather than a one-time project: a complete Google Business Profile drives visibility, visibility drives direct inquiries, inquiries convert better when backed by reviews, and reviews get easier to collect once you have a system instead of a memory-dependent habit. Run the loop continuously, GBP and website foundation, review collection, destination content, event and seasonal pages, and each piece reinforces the others instead of competing for your attention separately.
📊 Flento Data: Properties running all four parts of the loop consistently see direct booking inquiries compound month over month, while properties that do only one piece (usually just the website) tend to plateau within a few months of launch.
Monitor organic traffic to your direct booking website, Google Business Profile views, calls, and website clicks, direct booking inquiries and conversions specifically from organic search, and the revenue split between direct and platform bookings month over month.
🔥 Quick Win: Track your Google Maps ranking across your destination area the same way a local business would track a city, if you don't know where you show up for "[property type] near [landmark]," you can't tell whether your optimization work is actually moving the needle.
Flento's Local Keyword Rank Tracker shows exactly where your property ranks for destination and amenity searches across your market, so you can see the loop working instead of guessing. Flento's Google Review Management Software automates the post-checkout review request that Section 4 depends on, and Flento's Local Business Content Automation helps keep destination and seasonal pages fresh without turning content into a second job on top of running the property.

How do I get more direct bookings for my vacation rental?
Start with a direct booking website that has its own booking engine, then build Google visibility on top of it: a complete Google Business Profile, a steady flow of Google reviews, and destination content that reaches travelers before they've picked a platform. None of these work in isolation, the website gives Google something to rank, and the profile and reviews give it a reason to rank it well.
Can I create a Google Business Profile for an Airbnb or vacation rental property?
Yes. Google allows vacation rental properties to run a Business Profile using categories like "Vacation home rental," "Cottage," or "Cabin." Use the property's brand name rather than your personal name, and point the website link at your own direct booking site rather than a platform listing.
Does ranking well on Airbnb or VRBO help my Google ranking?
Not directly. Airbnb and VRBO search algorithms are separate systems from Google's local search, optimizing your platform listing helps you convert browsers already on that platform, but it does nothing for your visibility in Google search or Maps. Those need their own website and Google Business Profile.
How many Google reviews does a vacation rental need to rank well?
There's no fixed number, but properties with 25 or more Google reviews consistently attract more direct inquiries than those with under 8. Beyond volume, recency matters, a property collecting a steady trickle of new reviews signals ongoing activity better than a static count from years ago.
Is a direct booking website worth it for a single property?
Yes, even for one property. The math is straightforward: a modest booking engine and a simple website cost far less annually than the service fees you'd pay a platform on even a handful of bookings redirected to direct channels. The website also becomes the asset all your other local SEO work (GBP, content, reviews) points back to.
What's the fastest way to start reducing Airbnb and VRBO fees?
Get a direct booking website live, then immediately claim and complete a Google Business Profile pointed at that site. Those two steps alone create the infrastructure needed to start capturing direct inquiries, everything else in this guide, reviews, destination content, event pages, compounds on top of that foundation over time.
Do I need destination content if I already rank for my property name?
Ranking for your own property name only helps people who already know you exist. Destination content reaches travelers earlier, while they're still researching where to go, not who to book with, which is exactly the audience a platform listing can't reach for you.
