Local SEO for businesses that serve only commercial clients: commercial-only signals, credentials, buyer-role pages, business district targeting, and reviews.
Local SEO advice is written almost entirely for businesses whose customers are people. Get reviews, optimize for "near me," win the map pack. If you sell exclusively to other businesses from a local base, roughly half that advice is irrelevant and some of it is actively counterproductive.
The map pack matters far less when your buyer is a facilities director running a procurement process. Proximity matters less when they will happily use a vendor forty minutes away. And "near me" searches, the thing everyone optimizes for, barely feature in how commercial buyers actually search.
This guide covers what changes when your customers are companies: which searches to target, why reviews work differently, and where local signals still genuinely matter.
To see how this plays out in a specific vertical, read our guide to local SEO for staffing agencies.
B2B local buyers search by capability, certification and contract type rather than by proximity, which means "near me" optimization delivers far less than it does for consumer businesses.
A homeowner searching for a plumber wants someone close. A property manager searching for a plumbing contractor wants someone who can hold a maintenance contract across six buildings, carries the right insurance, and can be there within four hours.
How commercial searches actually look:
The word "commercial" is doing enormous work in these queries, and many businesses serving only commercial clients never use it prominently on their own site.
🛠️ Action Step: Search your main service with and without the word "commercial" in front. If your site ranks for neither of the commercial variants, that is your first fix.
For an industry-specific example of this in action, see our guide to local SEO for document shredding services.
State clearly that you serve commercial clients only, because it filters out residential enquiries that waste your time and signals to business buyers that you are built for them.
Businesses fear being an afterthought for a company that mostly does houses. Saying you are commercial-only reassures them and costs you nothing you wanted.
Where to say it:
The time saving alone justifies it. A commercial-only contractor fielding fifteen residential calls a week is losing hours to enquiries they will decline anyway.
⚠️ Common Mistake: Keeping vague language to avoid turning anyone away. It results in unqualified calls and makes commercial buyers uncertain whether you are the right size of company.
To see how this plays out in a specific vertical, read our guide to local SEO for packaging companies.
Publish your insurance limits, bonding and certifications as specific figures, because commercial buyers routinely use them as a shortlisting filter before any conversation.
This is the single biggest difference from consumer marketing. A homeowner never asks about your general liability limit. A facilities director asks first.
Publish specifically:
"Fully licensed and insured" is what every consumer-facing competitor writes and it tells a procurement person nothing. Figures let them shortlist you without a call.
Local SEO still matters for commercial businesses through response time, service area credibility and the local searches procurement people genuinely run, even though proximity carries less weight.
It would be wrong to conclude that local search is irrelevant here. It works differently rather than not at all.
Where it still counts:
Response time is the local factor that translates. A commercial buyer does not care how close you are, they care how fast you arrive, and being local is how you deliver that.
💡 Pro Tip: Publish response time by tier rather than distance. "On site within four hours for contract customers" means more to a facilities director than any radius.
Commercial buyers read reviews as due diligence rather than as discovery, so a small number of detailed reviews from named business roles outperforms a large volume of short consumer reviews.
You will never accumulate three hundred reviews. You do not need to.
What a useful B2B review looks like: written by a property manager or facilities director, naming the type of work, the scale, and the reliability over time.
How to get them:
Ten detailed reviews from named commercial roles are worth more to your buyer than a hundred one-line consumer reviews, because your reader is a peer assessing whether you can handle their portfolio.
📊 Flento Data: Across B2B service profiles, review depth correlates with conversion more strongly than review count, because the reader is evaluating fit rather than popularity.
Create pages aimed at the specific roles that hire you, because a facilities director, a general contractor and a procurement officer each evaluate you on different criteria.
Most commercial businesses organise their site entirely by service. Organising partly by buyer is a genuine advantage.
Role pages worth building:
Each should speak to that role's actual risk. A procurement officer worries about vendor failure. A facilities director worries about downtime. Same service, different fear.
🔥 Quick Win: Build the property manager page first. That role hires repeatedly across multiple buildings, and almost no competitor has written a page for them.
Flento shows whether commercial buyers can find you across the region you actually serve, which is a different question from consumer visibility.

Google Business Profile Optimizer keeps your description, services and attributes aligned to a commercial audience rather than a consumer one.

Commercial-only businesses rank better when they target the places their clients actually work, such as business districts, office parks, and industrial areas, rather than residential neighborhoods. A facilities contractor, commercial cleaner, or office supplier is found by property managers and office administrators, who search by district or by city.
How to do it:
Avoid thin pages that only swap the district name. Our guide to local landing pages explains how to keep each one genuinely useful.
Q: How do commercial-only businesses get found on Google? A: Say "commercial only" clearly, show commercial projects and credentials, build pages for the business districts and property types you serve, and collect reviews from business clients.
Q: What is commercial district SEO? A: It's targeting the business districts, office parks, and industrial areas where your commercial clients work, with pages and content built around those places and property types.
Q: Does local SEO matter for businesses with only commercial clients? A: Yes, but differently. Proximity carries less weight because commercial buyers will use a vendor further away, but response time, regional coverage and profile credibility all still matter, particularly for emergency work.
Q: Should a commercial-only business say so on its website? A: Yes, prominently. It filters out residential enquiries that waste your time and reassures business buyers that you are built for their kind of work rather than fitting them around houses.
Q: What do commercial buyers check before contacting a vendor? A: Insurance limits, bonding, licensing and certifications, usually as a shortlisting filter. Publishing actual figures lets a procurement person qualify you without a conversation.
Q: How many reviews does a B2B local business need? A: Fewer than a consumer business, but they need more depth. Ten detailed reviews from named property managers or facilities directors outperform a hundred short consumer reviews for this audience.
Q: Should commercial businesses still target "near me" searches? A: They are lower priority. Commercial buyers search by capability and city rather than proximity, so "commercial [service] [city]" terms usually deliver far more qualified traffic.
Q: What is the highest-value page for a commercial-only business? A: Usually a page written for property managers, because that role hires repeatedly across multiple properties and very few competitors address them directly.
Most local SEO advice assumes your customer is a person deciding in thirty seconds. Yours is a professional running a process, comparing insurance certificates, and thinking about what happens when something fails at 6pm on a Friday.
Say you are commercial only. Publish the figures they use to filter. Write the page for the property manager.
None of that is complicated, and almost none of your competitors have done it. Try Flento free.
